Proctor Group's Proctor Air breathable roofing underlay has been specified on Priory Fields, the first development from Braddus Homes, a new luxury housebuilder entering the UK market.

Braddus Homes was set up by two childhood friends who previously worked within volume housebuilding and wanted to offer something different, both in quality of product and in approach to development. Priory Fields is their opening statement.

What Proctor Air is

Proctor Air is a breathable roofing underlay in the Proctor Group range. Breathable underlays are installed between the roof structure and the tiling or slating, and they serve two functions: keeping water out if the outer covering is breached, and allowing moisture vapour from the building interior to pass outward without condensing within the roof structure.

In a well-designed and properly installed roof, the breathability of the underlay protects the timber roof structure from the moisture damage that leads to rot. It also allows the roof space to dry out after any incidental water ingress, which is preferable to having water sit trapped against the rafters.

Proctor Air sits at the quality end of the breathable underlay market. For roofing contractors, knowing which underlay is specified at planning and architect stage matters because substitution to a lower-performing product can create warranty and liability issues on completion.

What this specification signal means for roofers

When a luxury housebuilder specifies a named underlay product on their first project, it sets the standard for subsequent projects in the range.
